How It Works

The Construction Communicator™ online construction management software helps building owners, architects, contractors, engineers and other consultants manage the day-to-day communication needed to keep projects on track.

Diagram of the information flow of the online construction project management software
Users can post and view questions, answers and other documents; and project and construction managers can view, coordinate and help resolve outstanding issues.

This Web-based construction project management software focuses on the time-critical areas that most affect the day-to-day progress and costs of construction, especially the:

  • Requests for Information (RFIs)
  •
  • Architect's Supplemental Instructions (ASIs)
  •
  • Contractor Submittals
  •
  • Requests for Proposals (RFPs)
  •
  • Change Order Requests (CORs)
  •
  • Construction Change Orders (CCOs)
  •
  • Construction Change Directive (CCDs)
  •
  • Notices to Owners and Contractors, and
  •
  • Contractor Payment Applications.

An RFI form, a basic element of construction contract administration

    Online and Offline Access

The AEC team can download construction administration records in a PDF file format, which is particularly valuable when traveling or when an Internet connection may not be available.

Both progress and final PDF files are available for each RFI, ASI, COR, submittal action or other document created with Construction Communicator.

    Contract Administration Scenario

This Web-based construction collaboration software will help architects, contractors and engineers manage contract administration quickly and easily.

Here's an example of how the software helps architects, contractors, owners and developers collaborate more effectively.

A contractor who has a problem (e.g., unforeseen field conditions or a missing dimension on the architect's drawings) can use the software's intuitive online forms to send an RFI.

The architect can answer the RFI online or route it to a consultant for design input, which the architect can receive online.

The architect can then submit the response online, including the consultant's input, for the contractor and all the other authorized AEC team members to see.

The process can take as little as a few minutes. Using traditional methods, this type of communication often took anything from several days to three weeks.

    Automatic Notification

Automatic e-mails notify recipients that new RFIs, change order requests and similar contract administration "documents" have been posted online.

The information logs are updated in real time and all users see identical information.

    Online Calendar

RFIs and submittals are automatically displayed on a graphical, online calendar, which helps track the status of outstanding items.

Each item is linked to a response or comment page for processing the document.

The RFI log of the Web-based construction collaboration software gives a quick and easy overview of outstanding items.

Easy Movement between Log and Details

Architects, contractors and engineers can easily toggle between the summary log information and individual screens to see the details.

Automatic counters track the elapsed time until response, enabling the project and construction manager to identify delays.

    View of Multiple Projects

The construction management software provides an overall view of the job-wide information flow for multiple projects on a single screen.

This helps the construction manager reduce the bottlenecks that occur when individuals do not receive or respond to emails or faxes.

ASIs, submittal logs, change order requests, proposal requests, and notices to owners and contractors can also be submitted and tracked online.

    Contractor Payment Applications

Contractors can prepare and edit payment applications using an online interface that looks and works like a spreadsheet.

As new information is entered, the updated line item scrolls upward and column totals are recalculated.

Amounts from previous applications are brought forward with each new application. Approved change orders are automatically added to the Schedule of Values for billing purposes.

Amounts for Completed-and-Stored, Percentage Complete and Balance to Finish are automatically calculated.

Contractors can submit Contractor Payment Applications using the online construction collaboration software

    Customization Services

The online forms can be customized upon request.

Documents can be easily uploaded for use in the system. This provides a single interface for sharing drawings, schedules, meeting agenda and the like.

Also, this construction project management software can link to other Web services, such as CAD drawing managers and Webcams for remote viewing of site conditions.
